At Deighton Property we operate a leading property sourcing business, sourcing turn-key projects for property investors. All of our deals are sourced by professionals who have been trained by the UK’s leading property professionals on what to look for in a good property project.
Our field agents are trained by our in-house staff who have a very strong knowledge of property and what to expect with properties with issues, or “problem properties”, as well as the costs of refurbishments and renovations. As part of the analysis and packaging process, we draft in a cross-section of property professionals, from letting agents to builders, to surveyors and valuers - this allows us to substantiate the claims we make about our property deals. This also means we
have a ‘pre-built’ management team in place ready to go, that have already seen the property and what to expect.
1Spotting Good Investments: Properties must be in good condition and pass our strict property inspection booklet. We usually accept properties that require a light refurbishment such as paint and carpets. We will always conservatively estimate the works required and calculate this into our financials.
2Investment Analysis: All our properties are analysed by their investment potential. With this in mind, we only progress properties that have high cash-flow potential. Properties are generally a maximum of a 10 minute public transport journey from the nearest local town centre.
3Project Management: All the properties and investments we secure will be independently verified by a local letting or multi-let manager, who will be confident the property will let. Properties we package through our sourcing business will also come with a full, local management team in place. We work with contractors, mortgage brokers and legal advisors who are available upon request for fully managed investment solutions.
